Residential Surveys
Formerly the HomeBuyer Report
A Level 2 survey is designed form homes built using standard construction methods and which appear to be in generally fair condition. It offers a balanced review of the property without going into the intrusive depth of a full structural investigation.
This type of report helps you:
- Understand any repairs, maintenance, or upgrades that may be required.
- Decide whether further specialist advice is sensible before you commit to the purchase.
- Judge whether the asking price is appropriate, if you choose to include a market valuation as part of the service.
It is a concise, accessible survey aimed at giving buyers confidence when purchasing a typical, modern property.
RICS Home Survey Level 3
Formerly known as a Building Survey or Structural Survey
A Level 3 report is the most detailed inspection available from RICS surveyors and is intended for homes that are older, altered, of unusual construction, listed, or where significant refurbishment or extension works are being considered.
This survey offers a comprehensive review of the property’s condition, including:
- Detailed commentary to support an informed purchase or renovation decision.
- Clear explanations of defects, risks, and areas where concealed problems may exist.
- Guidance on repairs, maintenance and potential future issues.
- Where agreed beforehand, budget estimates for remedial works.
- Advice on further specialist investigations that may be needed before exchange.
A market valuation is not automatically included with a Level 3 survey, but both a valuation and a reinstatement cost assessment can usually be added if required.
Level 3 surveys can be supplied as a standalone condition report or combined with valuation services, depending on what you need.
RICS Valuations
A formal RICS valuation provides a clear, independent opinion of your property’s market value, prepared by an RICS-qualified surveyor and completed in accordance with the Red Book – the recognised global standard for valuation work.
We can assist with a wide range of valuation requirements, such as:
